Choosing a remodeling contractor is the single most important decision in any home renovation. The wrong choice costs you weeks, dollars, and the relationship you have with your own home.
Start with license and insurance. Every contractor working on your Florida home should hold a current state license, full liability insurance, and workers' compensation coverage. Ask for the documents — a quality contractor will share them in seconds.
References are not optional. Ask for at least three recent projects of similar scope and budget. Better — ask to walk one. A contractor who is proud of their work will arrange it; one who hesitates is telling you something.
Look at the contract itself. A vague contract with TBD allowances is a recipe for change-order surprises. The contract should specify every fixture, finish, material, and allowance with brand and model numbers wherever possible.
Project management is where most contractors fail. Ask who will be on site daily, who you will text with questions, and how you will receive updates. Then verify in your reference calls that it actually worked that way on those projects.
Finally — trust your instinct on communication. You are about to spend months in a working relationship. If the early conversations feel rushed, evasive, or pressured, those patterns do not improve once the contract is signed.
